Choose an approach you will work consistently. Put time on the calendar and show up for your business.
- Start with your sphere and decide which additional lead sources fit your strengths, budget, and goals.
- Write down who you want to help and how you will reach them.
- Commit to an eight-hour workday, five to seven days a week while getting established. Include at least four focused hours of prospecting.
- Choose a prospecting block you can keep. Lance likes 8–noon or 9–1, but any consistent time works.
- Use prospecting time for calls, texts, emails, and conversations. Do admin afterward.
- Use the rest of your work time for clients, skill practice, learning, and essential setup. Adjust the balance as your appointments and active transactions grow.
Choose your lead sources
Options to discuss with Lance include your sphere, FSBOs, expired listings, open houses, referrals, social media, and other sources that fit your business. Learn the approach, work it consistently, and adjust when the opportunity changes. Practice before investing heavily in paid leads.
Your responsibility
You own the schedule and follow-through. There are no required mentorship check-ins. Ask for help when you need it. A disappointing response is information—not a judgment of your worth.
Prepare before outreach
Use your brokerage’s approved outreach process and scripts. Confirm which contacts you may call, text, or email, and respect requests to stop. Specific lead scripts will be added after Lance finalizes them.
Finished when: You have chosen your lead focus, scheduled your work, and know what you will do in your next prospecting block.
